A development vision set in motion by Jim Anthony and Catherine Miller more than 25 years ago has reached its final milestone with the sale of the last parcel at Lakeview on Erwin in Durham, NC.
The closing of 2630 Erwin Road (1.1 acres) marks the final land sale from the 18.5-acre assemblage acquired in May 1999 by Lakeview Partners, an entity led by Anthony. The parcel has been purchased for $1.8M by one of the most successful hoteliers in the region: Daly Seven Hotels, continuing the evolution of one of Durham’s most dynamic corridors near Duke University and the Hospital.
While the final tract is modest in size, the milestone represents the completion of a development effort that has quietly shaped the Erwin Road corridor for over 25 years.
A Vision for the Erwin Road Corridor
When Anthony and Miller assembled the Lakeview property in 1999 from Methodist Retirement Homes, the surrounding area was only beginning to emerge as a dense urban node supporting Duke’s expanding medical and research campus (and land was selling for $179k/acre!).
The opportunity wasn’t simply to develop a single project – it was to create the framework for a coordinated mixed-use district that could support residential living, medical office, and neighborhood retail across from Duke’s campus.
The journey began with that initial 18.5-acre acquisition, which Miller strategically navigated through the master-planning process. By curating partnerships with premier developers, they helped orchestrate a wave of high-quality projects that ultimately redefined the corridor.
Among the notable developments within the Lakeview district:
Lofts at Lakeview, developed by Hanover Company, helped establish the area as a destination for high-quality urban residential living.
Pavilion East, developed by APG as Durham’s first 3-use building, bringing modern medical office space, residential condos and neighborhood retail to the corridor.
Trinity Commons, developed by Northwood Ravin, further expanding the residential presence along Erwin Road.
The Exchange and The Flats on Erwin, developed by RAM Realty brought more residential.
Over time, these projects collectively helped transform the area into one of Durham’s most active urban corridors serving the Duke University and Duke Health communities.
For more than 25 years, Jim Anthony remained closely involved in guiding the Lakeview plan – ensuring that each land sale and development contributed to a cohesive, walkable district that balanced residential, office, retail and now a hotel project.
The Journey Comes Full Circle
The sale of 2630 Erwin Road represents the final piece of that original vision – the last remaining parcel from the Lakeview assemblage.
Moments like this are rare in real estate development. Few projects span multiple decades from initial land acquisition to the disposition of the final tract.
“When we assembled the Lakeview property in 1999, we believed the Erwin Road corridor would become one of Durham’s most important urban districts. Watching that vision take shape over the past two decades – and now closing the final parcel with a great hotel development company in Daily Seven – is incredibly rewarding.” — Jim Anthony
The transaction was brokered by David Batten, SVP and Broker-in-Charge, and Frank Quinn, EVP, of APG Advisors’ Land Team, who represented the seller in the disposition of the final Lakeview parcel.
Their work helped bring the long-running Lakeview development story to its final chapter along the Erwin Road corridor.
As Durham continues to evolve, the Lakeview district stands as a testament to the impact of patient capital, thoughtful planning, and strategic partnerships.
For more than 40 years, Jim Anthony and APG Companies have been involved in the acquisition, development, and investment in transformative real estate projects throughout the Southeast. The completion of Lakeview on Erwin reflects the same long-term perspective that continues to guide APG’s work today.
