As out-of-state developers continue to invest in North Carolina’s growth corridors, APG Advisors has brokered two significant land sales linking long-held local ownership with new regional development momentum. Philip Matthews, Vice President of Land and Investment Sales with APG Advisors, represented the sellers in both transactions—totaling more than 155 acres and setting the stage for hundreds of new homes across Sampson and Cumberland counties.

“We’re seeing a new wave of developers looking beyond the Triangle’s core,” said Matthews. “Counties like Sampson and Cumberland offer affordability, access to infrastructure, and room for long-term residential growth.”

Newton Grove | 143 Acres Sold to FL Developer Garden Street Communities Southeast

In Newton Grove, Sampson County, Matthews provided seller representation for the Warren family, native landowners whose property has been held for generations. The family sold 143 acres, the first phase of a 319-acre tract, to Garden Street Communities Southeast, LLC, a Florida-based land developer.

Garden Street, along with its affiliated builder Adams Homes, plans to deliver 160 single-family homes on the site. The remaining acreage is slated to close in Q4 2026.

Strategically located along I-40, Sampson County offers a cost-efficient foothold within reach of the Research Triangle and the BioPharma Crescent, home to companies such as Pfizer, Novo Nordisk, and Thermo Fisher Scientific.

Spring Lake | 28 Developed Lots Sold Near Fort Bragg

In Spring Lake, Cumberland County, Matthews represented the seller of 28 developed lots across 12.7 acres, purchased for $2.156 million ($169,763/acre). The property was acquired by Dream Finders Homes, a publicly traded homebuilder headquartered in Jacksonville, FL, with residential projects across the U.S. Southeast, Texas and Colorado.

The property’s proximity to Fort Bragg, the world’s largest Army base, drives consistent housing demand from military personnel and families.

Beyond the military presence, Cumberland County is attracting new industrial and logistics investments, along with public-sector infrastructure improvements aimed at supporting sustained residential growth.
