A Landmark Deal in Durham — Years in the Making

APG Advisors congratulates David Batten, Senior Vice President and Broker-in-Charge, and Geoff Loftin for their seller representation closing of one of the most significant land transactions in the City of Durham of 2025.

The 95-acre historic Borden Brick Company site at 2801 Angier Ave in Durham, situated close to the recently completed East End Connector, presented a series of complex challenges — from entitlements and topographic constraints to infrastructure and access hurdles. Over the course of five years, David guided multiple buyer groups through due diligence, demonstrating an unwavering commitment and strategic insight until the right buyer/development team emerged.

The property was acquired this week by CoHab Development, an affiliate of Charlotte- based Space Craft, for $13,350,000 – with plans to deliver the largest mixed-use district in Durham to date. Brickworks will feature over 1,800 residential units and more than 49,500 square feet of commercial space. Once complete, the development will bring much-needed housing, retail, and walkable amenities to a vital southeast Durham corridor.

David Batten’s experience with land dispositions, and builder-driven developments, spans numerous transactions across the Triangle, including the recent sale of three outparcels at Broadstone Station in Apex that sold for a combined $4.95M for Kite Realty Group (NYSE: KRG); a 12-acre development site in East Raleigh that sold for $8M, part of APG’s 60+ acre master planned Edgewater Commons, where construction will soon be underway by Quinn Residential on 161 townhomes, and his contribution to the site selection team for Chick-fil-A, that acquired 80 acres in Mebane for the company’s first North Carolina distribution center.  From suburban townhome communities, multi-phase residential tracts, and industrial development, David Batten is known for his ability to manage complex land deals with professionalism, creativity, and persistence.
